OBJECTIVE: The Mechanical Engineer / Drafter's responsibilities include assisting the Project Engineers in developing drawings and details required to produce Permit and Construction drawings. Duties include design, calculations, creation of plans, specifications, schedules, and details utilizing both AutoCAD and Revit. All drawings generated must adhere to graphic standards, checklists, and procedures- and follow the applicable building codes. The Engineer should provide technical direction and ensure compliance with applicable building codes, quality standards, budget restraints, and constructability. This individual will be responsible for the design and layout of mechanical systems including HVAC, Plumbing, and Fire Protection. The Mechanical Engineer / Drafter reports to the Director of Architecture and Engineering Design. ESSENTIAL FUNCTIONS:
  • Working knowledge of MEP codes and practices.
  • Uses engineering formulas and skills to ensure safety and technical accuracy in the design of projects.
  • Review design projects for code compliance.
  • Identifies and selects equipment from appropriate manufacturing catalogs for specific applications.
  • Perform on-site investigations and surveys prior to design.
  • Coordinates the contract documents between engineering disciplines for architects.
  • Provides technical support to the architect during the design process and contractors throughout construction.
  • Performs his or her drafting/design using AutoCAD and/or Revit and reviews own work for accuracy.
QUALIFICATIONS:
  • B.S. degree in mechanical engineering preferred with 1 to 3 years of job-related experience.
  • Must be able to use AutoCAD and Revit, for drafting and design to complete a project.
  • Strong oral and written skills.

OBJECTIVE

The project manager is responsible to lead the project planning and scheduling, resource allocation, project accounting, communication, and control, while providing technical direction and ensuring compliance with quality standards on one or more projects.

DUTIES

SAFETY
  • Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately.
  • Ensures all company employees and contractors are adhering to the company safety policy.
  • Completes periodic job site safety inspections and provide copy to superintendent for follow up on safety violations. Supports superintendent in compliance with company safety plan.
  • Ensures that all Safety and Health Standards are posted on the jobsites.

BUDGET / ESTIMATING / INVOICING

  • Reviews and updates project estimate pricing.
  • Completes timely and thorough buy-out procedures with an emphasis on completing all buy- out under budget with owner or owner’s representative that has the authority to sign off on the completion of the project.
  • Prepares list of Subcontractors and/or Suppliers for quotation.
  • Prepares quantity take-off sheets.
  • Prepares detailed scope of works for each trade and review with superintendent to ensure that all scope items are detailed and included in proposal
  • Project’s accounting functions including managing the budget, tracking project expenses and minimizing exposure and risk in the project.
  • Ensures that all required administrative and field paperwork is completed weekly, including the review and approval of all invoices.
  • Responsible for coordinating Owner billings with accounting and tracking payments from Owners. Complete all payment application to Owners by the 5th of the following month
  • Processes change orders and ensure Superintendents have all information for implementation.
  • Responsible for reporting monthly job cost projections by the 25th of each month.
  • Prepares project estimates for major tenant improvements and major project revisions.

SCHEDULE

  • Prepares the project schedule with the Superintendent prior to the start of the project to ensure that both the field personnel and office staff are working together toward the same common goal.
  • Monitors the job progress for compliance with the project plan and schedule. Provides monthly updates on the 15th of each month for review by President.
  • Coordinate Owner furnished items for project impact and deliveries relative to project schedule.
  • Communicate and coordinate with Owner due dates for Utility services relative to start up of equipment.
  • Coordinates the submittal process by checking all items for compliance with the project plans and specifications.
  • Creates and update a detailed submittal log ensuring that all submittals are received and reviewed by all parties involved with the project.

COORDINATION / COMMUNICATON

  • Create the teams, develop the objectives/goals of each and assign individual responsibilities. Responsible for directing the project Superintendents.
  • Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, and sub-contractors.
  • Oversees the construction project from start to finish and monitors the progress of the construction activities on a regular basis. Holds regular status meetings with all the sub- teams.
  • Ensures the project is completed in conformance with the signed contract, subcontracts, purchase agreements, plans, specifications and changes.
  • Schedules and attend preconstruction, weekly project meetings and post construction meetings. Produces meeting minutes in a timely manor and distribute to all parties for record and follow up.
  • Periodic inspection of construction sites.
  • Ensures project documents are complete.
  • Assures the quality of the overall project by utilizing the Zero Punch list program.
  • Reports on the status of the project as accurately as possible with emphasis on the anticipated cost to complete.
  • Ensures the President is made aware and has the needed information on any problems that may be of corporate interest.
  • Tracks awarded contracts as required – may include estimating/pricing extra work items, change orders, credit, and procuring materials
  • Acquires thorough knowledge of plans, specifications and project conditions.

PROJECT OWNER

  • Responsible for all correspondence required with Owner, Subcontractors and Suppliers to properly document the project.
  • Serves as a key link with the clients and review the deliverable prepared by the team before passing onto client.
  • Exceeds client expectations for each project by understanding client needs, wants, preferences and culture
  • Prepares the project close out manual and plans for the owner and reviews final product with owner or owner’s rep.

SUBCONTRACTORS

  • Communicates effectively with the subcontractors responsible for completing various phases of the project.
  • Completes contract to subcontractor/vendor and ensure that signed contract is received prior to any major work activities taking place
  • Evaluates performance of Subcontractors/Suppliers. Upon completion of project provide overview of which subcontractors/suppliers surpassed expectations and which fell below expectations.
  • Verifies with Office Manager that all Subcontractors have proper licenses, insurance information, up to date Labor and Industries payments and financial capabilities to complete their work.
  • Coordinates with construction personnel regarding construction practices, techniques, strategies, and procedures.

MISC

  • Actively participate in all company-wide training and development initiatives, also work with and mentor assistant project managers, architects, and superintendents.

The Project Superintendent is responsible for the daily on site planning and scheduling, resource allocation, project accounting, communication, and control, while providing technical direction and ensuring compliance with quality standards on one or more projects. 

DUTIES

SAFETY
  • Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately.
  • Ensures all company employees and contractors are adhering to the company safety policy. 
  • Completes and documents frequent job site safety inspections.  Immediately addresses and rectifies any violations.  
  • Oversees the implementation of the Claris Corporation Health and Safety Plan to all personnel (Claris employees, Subcontractors, and Visitors).  Conducts safety meetings at each job site on a regular basis. Is alert for safety issues and adherence to our safety program by all employees under his supervision.

SCHEDULE

  • Maintains weekly construction schedule, identifies and solves problems
  • Orders materials and schedules inspections as necessary throughout the process
  • Work in partnership with PM to maintain an updated and accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project
  • Maintains and updates the three week project forecast to ensure that: 
    • All materials have been ordered and will be delivered on time 
    • All equipment needed have been requisitioned on a timely basis 
    • All sub-contractors have been contacted to confirm schedule 

JOBSITE

  • Responsible for erecting job sign as soon as possible at the job site.  Sign should be highly visible, clean, plumb, level, posts painted white.
  • Coordinates and supervises all construction activities, maintains an organized job site, including the construction office. 
  • Oversees all daily field operations to ensure proper site safety, construction, progress, quality control and a clean site.
  • Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specs.
  • Develops comprehensive understanding of project strategy and commitments including financial goals, scheduling, logistics, phasing, milestones, inspections.
  • Identifies, troubleshoots and resolves problems on projects before they become major issues. 
  • Understands all of the contractual obligations of the plans, specifications, addendums and submittals for their project. 
  • Complies with all policies and procedures of Claris Construction.

  • Maintains positive relationships with customers, contractors, suppliers and other employees.
  • Communicates with Claris personnel and sub-contractors to ensure they understand the work, the planned approach and any problem areas (with a back-up plan). 
  • Reports to the Project Manager on a daily basis, especially when there are any occurrences that can affect the successful completion of the project. 
  • Reviews RFIs continuously and identify any issues which might affect the project. Communicates with the project manager the issues and the proposed actions to resolve the problem.
  • Informs president of any major problems on the job.
  • Participates in development and final review of scope, buy-out and schedule
  • Researches, reviews and address any owner, landlord, city/state requirement or procedure to avoid project delays, ensure safety, and/or ensure client satisfaction
  • Demonstrates and maintains effective and open dialogue with the project team regarding changes in work, job conditions, subcontractor relations and any deviation in the direction of the project
  • Promotes positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in project team at all times

OBJECTIVE: The Electrical Engineer is responsible for creation and management of all electrical engineered design documents and assisting the project management team during construction. General duties include engineering project management, engineering design, design coordination, and construction administration. The Engineer should provide technical direction and ensure compliance with applicable building codes, quality standards, budget restraints and constructability.

The Electrical Engineer reports to the Director of Architecture and Engineering Design.

DUTIES:

SAFETY: 1. Promote job site safety, encourages safe work practices.

ENGINEERING PROJECT MANAGEMENT: 2. Exceed client expectations for each project by understanding client operational needs, wants, preferences, and culture. 3. Manage the engineering design process for multiple projects simultaneously. Projects may be at various stages of design and/or construction. 4. Assist in creation of engineering tasks for a pre-construction/design schedule for each project. Maintain engineering design schedule once established. 5. Thoroughly coordinate with the design team for each project including project architect team, 3rd party consultants, engineers, in-house personnel, etc. Attend regular design meetings with the design team as required throughout the process. 6. Communicate effectively with any subcontractors assisting in design and responsible for completing various phases of the project. 7. Assist with engineering related correspondence required with Owner during design phase of project. Coordinate with Project Architect, Project Executive and/or Project Manager as required. 8. Ensure all project engineered design documents are coordinated and complete. 9. Coordinate with estimator as required to ensure design complies with budget assumptions. 10. ENGINEERING DESIGN: 13. Prepare conceptual Electrical designs (basic plans, narratives, system outlines, etc.) as required. 14. Prepare signed and sealed Electrical construction design documents. 15. Prepare and/or review signed and sealed Electrical construction design documents as required. 16. Prepare design documents in Revit, unless otherwise noted. 17. Acquire thorough knowledge of project program, requirements, plans, specifications, and project conditions. 18. Initiate, maintain, and adhere to the Claris PROJECT DESIGN CHECKLIST in the preparation of construction design documents including but not limited to: a.
